We can help you ensure your property meets the “Healthy Homes Standard“

Healthy Home Wellington helps you meet the Healthy Homes Standard. This became law on the 1st July 2019. We can help you meet your obligations.

We inspect the property to ensure that it is compliant with the minimum standards for heating, insulation, ventilation, moisture ingress, drainage and draft stopping.

Healthy Homes Wellington offers a complete healthy home inspection service. This includes, reporting and advice on how to make your property compliant.

If the property is compliant we will supply a Warrant of fitness, or re inspect the property on completion of modifications and then supply a building WOF.

We provide a full Healthy Homes Inspection report on the following:

Heating:   Does your property have a heating device in the main living room?  Is it capable of heating the room to at least 18C on the coldest day? Many existing heating devices will not meet the requirements. Some are inefficient, affordable or unhealthy. We can determine if your heating is sufficient.

Moisture Ingress and Drainage:   Your property must have adequate drainage and guttering. If a property has an enclosed subfloor space, it must have an on-ground moisture barrier to prevent rising damp. 

Insulation:   The minimum level of ceiling and underfloor insulation must either meet the 2008 Building Code, or (for existing ceiling insulation) have a minimum thickness of 120mm. It must be in reasonable condition with no dampness, damage or displacement. The new Healthy Home regulations also specify where insulation exemption applies.

Draught Stopping:  All gaps or holes in walls, ceilings, floors, doors and windows that cause draughts, must be blocked.​ This includes unused open Fireplaces and Chimneys.

Ventilation:   In your property there must be windows that comprise at least 5% of the floor area of each room. An appropriately sized externally vented extraction fan or rangehood must be installed in rooms with a bath, shower, cooktop or oven. 

Fire Alarms as an add-on Service:  We are happy to install and service quality Cavius photo-electric smoke alarms. These alarms have a sealed battery that will last 10 years.
